You have the opportunity to become a mortgage specialist full or part time at whatever your interest or commitment level.  Almost half of the new mortgages funded in Canada are originated by a mortgage agent or mortgage broker and the numbers are growing rapidly.  In the United States the numbers are astronomical.  If you enjoy working independently, are personable, have good organization and time management skills, then becoming a mortgage specialist might be for you.

As an independent mortgage agent you have the freedom to control your time and income.  As a commissioned independent mortgage agent your income potential is only limited by your dedication.

Mortgage Referral Agent - Part Time

As a Mortgage Referral Agent you most likely have a full or part time job and are looking to supplement your income and learn new skills. You actively seek out potential mortgage clients, network with real estate agents and business contacts and proactively build a business and client list that is yours.

Your compensation is based on a percentage of the commission paid from the financial institution for the mortgage funded as well as your monthly volume of mortgages (average per deal could be $250 and may be up to $1,000 or more).

Mortgage Specialist - Full Time

As a Full-time Mortgage Specialist you would dedicate 40 plus hours per week to building your client base and network.  You actively seek out potential mortgage clients, network with real estate agents and business contacts and proactively build a business and client list that is yours. Licensing requirements must be fulfilled and each province is different. Training is available to teach you the ins and outs of the mortgage lending industry in Canada and the sales process of mortgage funding. 

Your compensation is based a percentage of the commission paid from the financial institution for the mortgage funded as well as your volume commitment.  A minimum of 4 funded mortgages per month is required for full time status and your compensation minimum per deal would be approximately $400 per mortgage.

Obviously these numbers are approximate but the income potential is entirely up to the individual and their commitment level.  We would recommend starting out as a referral agent and working your way up.  Training, licensing and start up costs are the responsibility of the potential agent and can easily be $1000 plus yearly renewals.

A resume, reference check, personal credit check and potentially a criminal background check may be required prior to a working relationship being established with MoneySearch.ca or Discount Mortgage Canada Inc.
